LANDLORDS AND TENANTS

  • It is important that you have gas appliances and connections checked every 12 months.
  • Tenants is very important that you let staff and contractors into your home to carry out the safety checks to keep yourself and your family safe.
  • If you do not allow them into your home, you could be at risk from CO and subject to legal action and place your tenancy at risk.

THE LAW

  • Anyone carrying out work on a gas appliance must be competent and a Gas Safe Registered Engineer.
  • Landlords are generally responsible for making sure all gas appliances are maintained and the flues are checked every 12 months.
  • Landlords must be able to provide tenants with the latest safety certificate and have records of safety checks for two years.
  • Mains gas providers / emergency service providers must in the event of an emergency make the situation safe.
  • Gas appliances should not be placed in sleeping accommodation areas
